Booking Terms & Conditions

1. The booking form is to be completed by the party leader. No contract exists until we have received your deposit for the accommodation, the signed booking form and the signed Terms and Conditions of booking.

2. No person or persons over and above the notified amount are to reside at the property without prior notification and arrangement with the owner, which must be made in writing.

3. The accommodation booking shall commence from 2.00 pm on the day of arrival and must be vacated by 10.00 am on the day of departure. It is sometimes possible to vacate a little later but this must always be checked with the local management.

4. You will be responsible for leaving the accommodation and its contents in good order and condition. If any item is damaged or broken then you will be responsible for the cost of repair or replacement. Damage does include bed-wetting.

5. Sorry, no pets allowed on site. No smoking within the apartment.

6. All deposits are non-returnable. Balances are due 8 weeks prior to the arrival date.

7. In the case of cancellation, charges will apply in the following instance : Cancellation 8 - 6 weeks before arrival - deposit plus 25% of balance Cancellation 6 - 4 weeks before arrival - deposit plus 50% of balance Cancellation within 4 weeks of arrival - 100%

8. You are strongly advised to obtain adequate insurance cover the very day you pay any deposits. It is suggested that personal and adequate insurance should be taken out to cover for any loss or injury during the period of your holiday.

9. Please note that the property owner is in no way responsible for any personal injury or for loss of any private or personal belongings that may occur during your stay at the rented property. The property owner is not responsible for any environmental problems of any kind and which is beyond their control.

10. Whilst every endeavor is made to ensure that all equipment that is specified in the property is in perfect working order and is repaired at the very earliest possible opportunity in case of breakdown, we cannot accept liability against temporary breakdown.

11. The letting of the property in this Terms and Conditions are intended solely for short term residential purposes of a special transitory nature - specifically self catering accommodation- in accordance with article 1095, no3 of the Portuguese Civil Code. In no way does it constitute an offering of tourist lodging within a tourist complex as contemplated in Decree Law no 167/97 of 04/07, altered and republished in Decree Law no 55/2002 of 11/03.

12. The party leader shall sign their acceptance of the above terms & conditions and shall be deemed as acceptance for all persons in their party.
